True North Build

02 — Services & Approach

Build it once. Build it right.

Six things we do, one way we do them. Residential and light commercial work across metropolitan Adelaide — planned properly long before a tool comes out.

01 — New homes

Custom homes &
knockdown rebuilds.

New build · Adelaide

A house you'll live in for twenty years shouldn't be designed in an afternoon from a brochure.

We start with your block and your habits — where the sun lands, where the noise comes from, how your family actually moves through a morning. Then we build to that, with a structure and an envelope specified to still be performing long after the trend has passed.

Demolition, siteworks, council and development approvals, engineering, energy rating and the build itself are all coordinated by us. You sign one contract, not seven.

  • Custom architectural homes
  • Knockdown rebuild
  • Duplex & dual occupancy
  • Sloping & infill blocks
  • Council & DA management
  • Turnkey finishes

02 — Extensions & additions

More house,
same address.

Second storey addition · Adelaide

The hardest part of an extension isn't the new work. It's marrying it to the old.

Rooflines that don't line up, floor levels that fight each other, a rear addition that announces itself from the street — these are the details that separate a good extension from an expensive one. We survey what's already there before we draw a line.

Where you're living on site through the build, we'll stage the works, dust-seal the boundary and keep you ahead of what's about to get noisy.

  • Second storey additions
  • Rear & side extensions
  • Granny flats
  • Garage conversions
  • Structural openings
  • Staged live-in builds

03 — Renovations

Restored, not
rubbed out.

Character restoration · Adelaide

Adelaide has some of the best housing stock in the country. We try very hard not to ruin it.

Whole-home renovations, kitchens, bathrooms and full internal restacks — with the original cornices, leadlight and joinery treated as assets to be protected rather than obstacles to be removed. Where something has to go, we tell you why first.

Renovation is where budgets usually blow out, because nobody wants to open a wall before quoting. We do the invasive investigation up front, so what we find lands in the quote rather than halfway through the job.

  • Whole-home renovation
  • Kitchens
  • Bathrooms & ensuites
  • Character & heritage
  • Restumping & rectification
  • Laundry & storage

04 — Commercial

Open on the day
you promised.

Fit-out · Retail & hospitality

Every week a commercial space isn't trading, it's costing its owner money.

We programme fit-outs backwards from your opening date, work out-of-hours where a landlord or neighbouring tenancy requires it, and manage the certification and compliance trail so your occupancy isn't held up by paperwork.

Offices, retail, hospitality, medical and light industrial — including defit, make-good and end-of-lease reinstatement.

  • Hospitality
  • Medical & consulting
  • Defit & make-good
  • Out-of-hours works

Also on the books

The smaller jobs
we still turn up for.

Plenty of builders won't quote work under a certain figure. We will — because today's deck is often next year's extension.

05 / OUTDOOR & STRUCTURAL

Decks, pergolas & retaining

Verandahs, carports, decking, pergolas, retaining walls and structural repairs — engineered and certified, not thrown together on a weekend.

  • Decking
  • Pergolas & verandahs
  • Carports
  • Retaining walls
06 / MAINTENANCE & REPAIRS

Repairs, insurance & small works

Storm and water damage, insurance repair work, rectification of another builder's defects, and the small jobs that have been waiting eighteen months for a callback.

  • Insurance works
  • Water & storm damage
  • Defect rectification
  • Small works

The approach

How we price
the work.

A quote is only honest if the work behind it was done before you saw the number.

A

We investigate first

Subfloor, roof space, wall make-up, services, soil classification. The unknowns get found while they're still cheap.

B

We itemise everything

Line by line, trade by trade, with allowances named and quantified. No "provisional sums" quietly carrying the risk back to you.

C

We lock the programme

Dated stages, ordered materials, booked trades. Long-lead items are secured before we start, not discovered mid-build.

Straight answers

Questions worth
asking any builder.

If a builder won't answer these plainly, that's your answer.

Yes. True North Build Pty Ltd holds South Australian building work contractor licence BLD 360079 and trades under ABN 72 693 926 760. Certificates of currency for public liability, works insurance and the relevant statutory indemnity cover are available on request — ask for them before you sign anything, with us or with anyone else.

Metropolitan Adelaide, from our base at Blair Athol — the northern and eastern suburbs, the CBD and inner ring, and out to the coast. For larger projects we'll travel further; give us a call and we'll tell you honestly whether we're the right fit for the location.

Talk to us about the project and we'll tell you up front what, if anything, the quoting process will cost. On a larger build, a full tender involves survey, engineering and a detailed take-off, so a preliminary agreement fee may apply — if it does, it's set out and agreed in writing before any of that work starts. You won't get an invoice you didn't see coming.

Often, yes — for extensions and staged renovations. We'll dust-seal the work zone, keep bathrooms and a kitchen operating wherever practical, and keep you ahead of the noisy and disruptive stages. For full internal restacks it's usually faster and cheaper to move out; we'll say so if that's the case.

If a genuine unknown appears once the walls are open, you get the options, the cost and the effect on the programme in writing, and you decide how to proceed. Variations are handled on paper, not on a handshake at the end of the job.

You get a full handover pack: warranties, manuals, certificates, as-built details and paint and product schedules. Your statutory warranties under South Australian law continue to apply. And you still have our mobile number — we'd rather hear about something small than read about it later.
